“Due Diligence”

In addition to ground up development, Metro Commercial Properties has the resources to assist our clients in the purchase, redevelopment, and sale of existing real estate investments. Our asset management, development, construction management and property management staff work in concert to provide strong up-front transaction support of due diligence investigations on behalf of our clients.

We utilize our experience and market relationships to guide our clients in the identification of well-timed opportunities, then research and organize the detailed information required to make intelligent, strategic, and pragmatic purchases or sales.

Our resources and capabilities include:

  • Contract Review – provide detailed review, abstracts and recommendations for each tenant lease and/or vendor service contract.
  • Acquisition Budgeting – analyze and provide clients with realistic operating expense, tenant improvement and lease commission assumptions.
  • Cash Flow Modeling – collect lease comps, model market cash flows in Argus®, and support an assessment of market value.
  • Competitive Property Analysis – identify and analyze the competitive submarket conditions and identify property strengths and weaknesses.
  • Tenant Interviews – meet face to face with tenants to collect critical data regarding tenant satisfaction and renewal probability.
  • Physical Property Analysis – work with in-house staff and client consultants to identify and to budget work required to remedy property deferred maintenance.
